About SI

Established in 2001 and based in Charlotte Square, Edinburgh, Strategic Investment Management Limited (“SI”) is an independent investment boutique that focuses on the sponsorship and operation of property limited partnerships. These limited partnerships offer a number of tax and other investment attractions and are appropriate for sophisticated investors. Individuals, companies or charities can invest directly in the partnership. For SIPPs and SSASs, it is usually more tax efficient to invest via a feeder unit trust.

SI is a dynamic niche company with an enviable track record in acquiring commercial property stock with excellent investment growth potential. And most importantly, successfully delivering profitable returns to its investors.

The management team has a wealth of experience, with skills in property investment, corporate finance and debt fundraising. It has established strong relationships within the property community, enabling SI to source potential investment opportunities and move quickly to secure them.

SI raises investor equity through its extensive nationwide distribution network of IFAs, private banks and other professional advisers.

To date, SI has completed six investment deals totalling £264m and completed three disposals, totalling £83m.

  • SI Limited Partnership No 2 - held for 20 months - 40% return
  • SI Limited Partnership No 3 - held for 19 months - 30% return

To date, SI has made offerings of office, retail and hotel property investments.

SI is authorised and regulated by the Financial Services Authority.

Property Limited Partnerships

SI enables private investors access to the commercial property market via an investor ready product. This provides the opportunity for investors to invest in institutional grade commercial property.

These SI Property Limited Partnerships are suitable for sophisticated investors with a minimum of £50k to invest in a deal.

  • The partnership offers security of long-term income stream and good prospects for capital growth
