The Property
Situated close to Gerrards Cross town centre with excellent access to the M40, M25 and M4 motorways, Chalfont Park comprises an office campus clustered around an attractive water feature and landscaped gardens on an estate of 36 acres.
SI Chalfont Park Limited Partnership acquired Building 1, a brand new 3-storey office building of circa 36,000 square feet with 118 car spaces.
The property was let to News International PLC, Uniq PLC and Wilson Bowden Developments Ltd on three full repairing and insuring leases of between 16 and 20 years.
Investment Structure
The property was purchased by SI Chalfont Park Limited Partnership, a Scottish limited partnership. SI successfully raised £3m of investor equity, with the remainder of the funding provided by a bank loan from HBOS.
Sold in March 2005 for £16.1m, the SI Chalfont Park Limited Partnership provided an investor return of 21% over the 28 month hold period.
