What we do

SI sources, structures and operates property funds.

Our investors are private investors with an appetite for commercial property investment. Provided they meet the eligibility criteria (which relate to the experience of the investor). Investors can be private individuals, pension funds (such as SIPPs or SSASs) charities, trusts or companies.

We focus on institutional grade investment assets across all commercial property sectors in the UK. Our funds can be single or multi-asset funds. To date we have structured these funds as property limited partnerships (PLPs). These funds are closed ended and illiquid. Typically we would expect an investment hold period of five to seven years but this can be reduced if it is in the investors’ interests. Distribution to investors are made on disposal of assets and the winding up of funds.

The minimum investment amount is currently £25,000 per investor per deal.

Our structures have a number of attractions for investors, principally:

  • The use of leverage through using bank debt to gear investors’ equity contributions
  • Fixed interest rates through protection provided by fully-hedged debt positions
  • Tax efficient structures. POPs in themselves are tax efficient structures
  • Limited liability. Investors are not liable for more than their initial equity contribution.

We source opportunities both on and off market. We have an extensive network of contacts among institutions, private property companies, private investors and property professionals.

We look for opportunities that show strong investment fundamentals including good locations; strong tenant covenants; attractive un-expired lease terms; opportunities for rental growth and asset management possibilities.

Prospective investors are directed to approach us through their independent financial adviser (IFA) or other professional adviser. We have relationships with many major IFA firms.
